CUSTOMER SERVICE

Property Previews

Based on your own criteria and needs, I will preview targeted properties upon your visit and will keep you informed when other properties that might meet your needs are available.

Home Showings

Once I fully understand your purchasing requirements, I will focus my attention on showing you those properties on the market that are in the right location and at the right price.

Personal and Timely Response

I will return your phone call or email within 24 hours or less and provide you with an updated property listing for your viewing every two months.

FINANCING

Financing Pre-Approval

I will offer to arrange a pre-qualification or pre-approval information and appointment with a reputable lender to identify your range of affordability and to increase your negotiating strength. Remember, there is no financing on some pre-construction projects.

Good-Faith Estimate From Lender

You will benefit from my experience in working with financial institutions to expedite your getting a prompt good-faith estimate from a lender.

Buyer Representation

I will discuss in detail the nature of your buyer representation choices as well as other issues and alternatives. I will also present and explain to you the representation agreement and the special services and benefits it offers.

Buyer Counseling Session

I will communicate with you via email as much as necessary and once you visit our area, will sit down with you as many times as necessary to discuss your needs and goals and to plan a timetable for your home, condo or land purchase. If needed, when you arrive to our area I will arrange for a car to pick you up at the Cancun International airport and take you to your accomodations. If needed, I will help you arrange your accomodations.

CONTRACT GUIDANCE

Property Disclosure

I will review with you all reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us. In Mexico there are no inspections but we work closely with an engineering company that gives this service to our clients.

Home Insurance Plans

I will refer you to a reputable insurance broker that works closely with all our investors.

TRANSACTION ASSISTANCE

Negotiation Strategy

I will prepare a negotiation strategy for the property you have selected, including a written Comparative Market Analysis and advice on the initial price and terms to offer where permitted.

Offer Presentation

If you wish, I will request to present the offer to purchase directly to the seller in the presence of the listing agent.

Closing the Sale

I will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction. I will also help you to setup your trust with a bank with which we work very closely and who gives outstanding service to all our investors, or I will refer you to the law firm (Ernst & Young) that represents our investors who choose to form a corporation.
