Hacienda Monte Cristo Finishes and Components


A. Structure

The footings, beams and columns are poured in place with reinforced concrete. Walls (interior and exterior) are in concrete block. Floors are pre-cast concrete "tees" over poured with a concrete slab, as are roofs and terraces. The building is designed to meet Mexico City codes.

B. Carpentry

As the building is generally masonry and concrete there are relatively small amounts of wood. Therefore, most of the carpentry work will be installation of wood doors and frames, closet trim and cabinets.

C. Windows

Aluminium frame, white colour, horizontal sliding or projecting, lockable with 6 mm clear float glass and wooden or aluminium screens.

D. Doors

Interior doors and frames are varnished pine. The entry door in Mahogany, which is also varnished

Sliding glass doors are aluminium frame, white colour, lockable with 6mm clear float glass and aluminium or wood screens.

Shower doors are aluminium frame, white colour with 5mm opaque Plexiglas.

E. Mirrors

Mirrors are aluminium framed 5mm polished plate glass with silver backing.

F. Finishes

1. Ceilings are stucco finish applied over a concrete or drywall substructure with vinyl paint.
2. Walls are generally stucco finish applied over concrete on concrete block with vinyl acrylic paint.
Bathroom showers and other select walls are clad and/or trimmed in ceramic tile. This is also typical in the kitchen
3. Base trim is ceramic tile throughout.
4. 4. wood doors are lightly stained and finished with a clear or semi-transparent varnish.
5. floors are all ceramic tile, installed in a mortar bed over a concrete sub-structure. Floors in baths and showers include a water proofing membrane under the tile bedding.

Options will be available to upgrade flooring to other ceramic tile or natural stone.

G. Painting


All paintwork on masonry surfaces includes a heavy primer and one finish coat. Clear coat or varnish work includes a sealer and two finish coats. All paints are vinyl or polyurethane.
All colours are neutral to allow maximum flexibility when decorating. Special colours and finishes are available as upgrade options.

H. Cabinets, countertops, and Millwork
1. Locally constructed native pine cabinets, face frame style with louvered door fronts (for ventilation), white ceramic pulls and ceramic tile tops on poured concrete sub-base.
2. Bar tops at kitchen pass through to dining and at niches are 2" thick wood.
3. Shelving and rods in closets will be constructed of native pine.

I. Appliances


At the present time we intend to use American made appliances. We are evaluating proposals from G.E., Frigidaire and Whirpool, which in clued:

- Refrigerator / Freezer - electric, white, 19 cubic foot capacity (min), high efficiency , with energy saver function
- Range / Oven - electric, white, 30 inch, continuous clean model.
- Microwave - electric, white, 750 watt with turntable feature.
- Optional Washer - electric, white, dual water levels and five automatic cycles.
- Optional Dryer - electric, white, three temperature selections and five drying cycles

J. Plumbing


At present time, we are evaluating whether or not to use American or Mexican made plumbing fittings (faucets, shower assemblies etc). In any case the project will include:

- hot and cold water supply lines are copper, drain lines and vents are PVS (plastics)
- one (approximately) 8'-gallon electric hot water heater per unit.
- Valves at all fixtures.
- All fixtures (lavatories, tubs, toilets etc.) will be porcelain or chine conventional grade
- Bath accessories (towel bars, paper holders etc.) will be non-tarnishing conventional grade.


K. Air Conditioning

Each unit will receive a central AC system. Ductwork will be a combination of galvanized metal and insulated flexible rounds.

L. Electrical


At the present time, we are evaluating whether or not to use American or Mexican made fixtures and paddle fans. In any case the project will include per unit:

- 200 amp house panel
- Convenience outlets, switches, telephone outlets, cable TV outlets, light fixtures, paddle fans, and exhaust fans.
- Power connections to appliances, AC and hot water heater.

M. Gardens

Private gardens have native trees and plants chosen because they thrive in the sub-tropical climate. Here you can enjoy all the comforts of a lush tropical garden where many fruit trees such as oranges, coconuts, lime and mango have been planted.


N. Special Construction

1. Lightning protection is included in electrical system.
2. Railings - custom iron railings
3. Hurricane shutters are an option
4. In the public areas are water fountains, swimming pool and a garden courtyard. The roof veranda has a beautiful deck for sunbathing and is landscaped with many plants
