The concierge will provide and manage a host of personal services to help maintain your Condominium at a nominal fee. Owners are not obligated to pay for these optional services and are not part of your condominium association fees. It is simply available at your request as a service and luxury amenity.

Condo Maintenance Option One:
Is ideal for owners who plan on using their Residences as a private vacation home on a limited basis. In tropical climates it is important to "Air Out" and circulate your apartment on a regular basis. It provides the assurance of you knowing your Residence is always in perfect condition when you or your guests arrive or if you occasionally rent your Residence on your own. Upon request the concierge will ensure that someone will greet your guests or private renters and familiarize them with your Residence.

Rental Management Option Two:
Is a Full Service Rental Management Program, If you are purchasing your Residence for an immediate return on investment and would like to generate income then the full service management program is another option.

Rental Management

Full Service Rental Management Program

You and your guests use your Residence for as often and for as long as you wish. Whenever you choose to generate income, you simply put your Residence in the rental pool. The rental program is professionally managed by Beyond Boundaries Realty & Management Company.

The Management Company and concierge receive 25% of the rental income. The Management Company pays all related expenses associated with the rental. This Includes:

Marketing

· Advertising and Promotion
· Travel Agent Commission
· Local Real-estate Commissions
· Credit Card Commissions
· Internet cross Marketing and Fees
· Web Sight Hosting and Development Fee's

Operations

· Daily Maid Service (except Wednesday + Sunday)
· Laundry Service (Linen and Towels)
· Toiletries
· Administrative Costs

Payment Structure:

Each and every time your Residence is rented, it is logged on the invoguehomes Web sight. Reservations for you Residence will be posted on a private (password Access) calendar, specific for your Residence. All "walk in" rentals will be logged in before any guest occupies the Residence. This will enable you to know exactly if and when your Residence is occupied and to keep track of your rental income.

On the first of each month, the Management Company will send you 75% of all rental income or they can apply it towards your condominium expenses and send you the balance.
