why Isla Mujeres?
Isla Mujeres is a safe and a tranquil place. It has a unique and natural charm that only a Caribbean Island can have. Within a few hours of arriving you feel at home in a paceful community that unites not only Mexicans from all different states, but also Americans, Canadians, Europeans, and many other nationalities. Twelve thousand inhabitants from all around the world all share something in common: a profund love for this little Caribbean Mexican Island.
For years, Isla Mujeres was a strategic place for many, whether it was pirates, merchants or fishermen. Today it is even more so because it is centrally located and only a few hours from golf courses, archeological sites, Cancun's nightlife, the European shopping of Playa del Carmen, the rich Meridean culture, scuba diving (one of the sites is the second largest coral reef in the world) and fishing. In recenr years, tourism has grown on Isla Mujeres because tourist as well as investors has discovered the island as the perfect hidaway to relax, rest, return to nature, and discover rich Mexican and International culinary delights. The isalnd stands by itself and yet at the same time is connected to all the comforts and atttractions that surround it. After an only fifteen minute boat ride from Cancun you totally retreat from any stress and begin to enjoy the bohemian rhythm of the island.
Without a doubt, Isla Mujeres most valuable treasures are its turqouise, crystal-claer waters, fascinating marine life, and white sands that set the stage for spectacular sunsets that seem to come straight out of farytales. The North Beach is one of the most beautiful beaches in the Caribbean and fortunate are the ones who have their view on to it. Ambitious projects are underway to support the development of Isla Mujeres and among them is the pedestrian zone in the center part of Isla Mujeres, the remodeling of Mundaca Park and the Turtle Farm.
Isla Mujeres is a diamond that has been found and is in the polishing process so that its gradeur and full splendor can shine through. It is a privilige to be spectator of such an evolution.

The location of this project is truly unique and Playa Norte is regarded as the best beach on the islandif not the entire Mexican Riviera. It is only minutes from downtown and the ferry terminals that connect Isla Mujeres with Cancun.
Our Neighbors
On the east, the property borders with Av. Hidalgo, on the wets with Av. Guerrero, to the south with a private lot and to the north with the Federal Zone and beachfront.

Common Areas
On the east side of the building, there is a common open-air parking lot for cars and golf carts. A large water fountain and a courtyard marks the main entrance/lobby on the southeast corner of the development.
On the nord side is situated a large infinity pool overlooking the beach and the ocean. Connected to the pool there is a traditional "Palapa" -roof snack-bar. Extensive gardens and walkaway complete the common areas and lend themselves to add to the relaxed ambiance of Residential Ixchel.
Apartments
The condominiums has a total of five levels. On level one (the ground floor) are the garden apartments. There are three more floors and then a final floor with penthouses with a terraced roof-top area.
Each condominium access is via walking that run along the east side of the building.
Also, each level has access to a double door elevator that hold eight and opens to a central reception area. There is yet another access to a service elevator with the same specifications.
The elevators run alongside a ventilated stairway that will serve also an emergency route.

The developer reserves the right to make any necessary changes in all the furnishing, equipments, floors, carpentry, frame work, electrical installations, looksmith, or any of afore mentioned concepts as long as these changes don't affect the practicality of the apartment.
Facade
The exterior concrete walls of the building have a sand-colored textured finish. All windows are polarized tempered glass in white aluminium frames.
Service Areas
The service areas are all located on the ground floor.This includes machine room, employee bathrooms, laundry room, storage, and administrative offices.
Structure
The structure's framing and support systems are built in reinforced concrete and armored borders supported by columns and frames in order to avoid use of traditional cement buildings blocks. The walls will be built of a lightweight silica concrete that is water, heat and sound proof. The foundation sits on a base concret pillars that reach an average depth below ground of 36 feet to the existing bedrock.
Installations
Air conditioning
In general, the system operates from a common double unit of cold water that serves the whole building as well as the coil and fan systems in each apartment. There are independent fan and coil system for the dining room, and kitchen, master and second bedrooms.
Hydraulic system
Drinkable water will be taken from the municipal system via a 1.5 inches tube in diameter that will be filtered using a reverse osmosis palnt. This will not only provide for the necessities of the whole building but it will also serve in case of an absence of drinking water for up to two days, plus a reserve that is kept for fire emergencies. A two pump system will be installed with a pressurized tank. These will be placed on the same level as the cisterns.
Fire Emergency system
It was calculated that the network will use three fire hydrants simultaneously. A pricipal tank will be installed with an electrical pump motor as well as an internal diesel combustion water pump with similar characteristics to those of the principal cistern.
Sanitary Installations
The idea is that sanitary waste system will remove water from the property as quicky and in the most sanitary way possible and direct it to its according sewer.
Residual water will pass through a ventilated system that will allow gases to breathe yet won't allow the contaminated waters to escape. For each outlet of sewer water, there will be a ventilated column 2 inches in diameter.
Electrical Installation
The powerhouse will ration the electricity in 3 phases and three threads at 23kv or similar depending on the capacity of the company. The total installed electrical charge will be delivered via a transformer. A principal and a secondary electrical control will be placed in the electrical substation according to where they will send electricity to.
There will be an emergency energy electrical diesel generator located in the machine room in the case of electrical outage. In such a case, the fire alarm and sprinkler system will take precedence, them the hydraulies system, one elevator, exterior lightings on each of the floors. This emergency plan will also function in each of the apartments.
The desing of electrical installation, lighting and outlets will use the most efficient equipment to guarantee comfortable levels of light in each of the areas.
Purchasing Details
This is an out line of how the sale process will be structured.
- First deposit: 5% to reserve the apartmen. (Legal receipt and package with copies of the promissory contract will be sent by fedex)
- Second deposit: 20% as an initial main deposit that will be sent after the first 45 days from receiving the 5% and will be used to sing the promissory contract. (This time frame was sent up to give you some leeway in case you needed financing. If you prefer, you may sned the 5% and the 20% together and the main deposit receipt will be sent directly insted of sending two money transfer)
- Third deposit: 35% after 6 months or before on completion of the main structural shell.
- Forth deposit: 40% on the day of closing, when we will give you the keys.
The contract will be prepared in your name. Upon confirmation that the deposit has been received in the account, we will fedex your original contract for the deposit. Remember this is a non-refundable deposit and non transferable and is valid for 45 days.
Along with your package you will receive:
-2 copies of your promissory contract ( Please sing in original both copies and send to our office by fedex) this will be signed here and it will be returned to you upon receiving the main deposit amount. The promissory contract is transferable to any other party you designate.
-Informative package
-Star-up condo rules and regulations
-Copy of receip for your 3rd payment for the amount of 35% of the full price. This will be sent to you in original upon confirmation that is has been received.
Other Information
-Please confirm by August 1st 2005 the name or names in which tou will want your title of your unit to be in.
- The first week of December of this year, the live web cam will be up and running and we will forward to all our clients the web address to view the images.
-By March 3st 2005 you will receive the operations contract proposal. (optional, only the owners who are interested in the rental pool will sign up)
