construction specifications

1. - foundations

concrete foundation slabs and girders. concrete minimum fc’=200 kg/cm2 resistance and g 42 reinfotcing steel.

2. - structure

structural 15x20x40 cm concrete cinder block bearing wall with minimum 25 kg/cm2 rupture resistant.. ceiling with reinforced concrete columns and girders frame of diferente dimensions. twenty cm. thick slabs supported by precast concrete beams and box blocks wiith 5 cm. compression layered and reinforced with schedule 6-6 10/10 steel mesh. slab poured concrete fc’= 200 kg/cm2 resistance and g 42 reinforcing steel.

3. -masonry

a) INTERIOR walls mortar cement-sand 1:5 rain sheathing.

b) EXTERIOR walls mortar-sand 1:35 stucco rugged sheathing.

c) CALCRETE mortar cement-cal-sand 1:36:6 with maximum 3 cm gravel aggregate roofing layer in layer in flat slab surfaces with 10 cm curved edges.

d) 20 cm. concrete sewerage drains with cinder block 15x20x40 cms clean out boxes every 10 meters.

4. -interior finishes

a) FLOORS

interior floors will consist of 30x30 cms. first quality interceramic tiles with butt joints.

brushed finished concrete floors in exterior areas with an fc’=150 kg/cm2 resistance.

b) WALL coverings

stucco sheathing interior walls with vinylic paint and soffits. mortar cement-sand 1:3:5 fine finish "aventuras dawn" color vinyl painted exterior walls and soffits 30x30 white polished marble wall tiles in bathroom wet areas.

c) ROOFING

inclined roofs will be waterproofed with emultex t.p. emultex asb and critalflex protexa brand or similar. portuguese style clay tiles will be laid on top of the waterproof emulsion.

5). -windows

black color duranodic 6063 and temple t-5 beach type 3" aluminum extrusion frames with salt and corrosion resistance stainless steel or bronze hardware with an average 40 cm. separation between frames.

"vidrio plano de México" or similar brand 5 mm tempered glazing, with filtraso andt with 84% transmission light characteristics and 83% heat, 12.5 kg aproximate weight per square meter, 26 dB acoustic insulation and a 4.88 kcal/m2 "u" factor.

neovinil caulking will be used between frames and glazing.dow corning will be used between walls and aluminum frames.

6. -bathroom furnishings and accesories

ideal standard brand "ideal standard" or similar sand color ceramic w.c. will be furnished. pvc wc. box accesories will be installed, and all wet areas has talavera tiles with beautiful colors and figures from guanajuato

white marble washbasin tops and white ceramic washbasin ideal standard brand. hurrea valves faucets and hardware "linea de lujo" model will be installed.

7. –woodwork.- access in natural olor, bathroom and interior doors will be installed. semigloss mahogany wood frame and veneers will be used for closets which will have shelving and luggage rack.semigloss mahogavy wood 1x3" mirror frames. firs quality kilned dried, bug treated wood will be used.

8. -hardware

yale brand "ball type" stainless steel doornobs and locks will be installed.

9. -electrical

electrical installation will abide desing, materials and equipament according to secofi codes (mexican ul equivalent).

special electrical ductwork of different diameters will be used. quinziÑo brand boxes switches and plugs will be installed and all the wiring will be grounded. no connection rigths with the electrical company "cfe" are incluyed.

ducts for telephone and cable tv will be installed.

10. -hydraulic and sewerage systens

a) HYDRAULIC

all hydraulic piping will be type "m" copper of diferent diameters according to design. the systen will INCLUDES water storage resevoir, and lp gas "magamex" or similar brand water heater will be included.

b) SEWERAGEwaterproof ovc drains design foresees a fast sewerage evacuation with 2% slopes ar furnishings and 1% slope at brachings.

11. -lp gas

lp gas "l" type copper piping, stationary gas tank valves and regulators will be included.

12. -kitchens

kiychens will INCLUDE cabinetry, tops, hood, and electrical stove with 4 burners, e and stainless steel washbasin and ss gooseneck faucet.

13. -general condo complex systems

automatic water pumping system.

air conditioner. - direct expasion condenser and fan coil system with thermostats included, and window a/c.

electrical meters. - the electrical energy supply of each house and public areas will be individual.water meters.- the water supply of each house and public areas will be individual.
