Doors and Windows:
1. All doors and windows include corresponding hardware and locks as specified in architectural plans.
2. All EXTERIOR doors and windows (except main entrance door) on the entire unit is fabricated
from aluminum with simulated mahogany vinyl coating with insulated weathervane protection.
3. All doors and windows have panels of 6 mm glass to insure extra sound insulation.
Closets:
1. Closet doors (indicated on architectural plans) are mahogany wood and vented. Sliding or
folding according to size of closet and interior space.
2. Interior of closets include clothes rod and shelving (fabricated from hard wood to match rest
of woodwork).

Interior Flooring Material:
Choice of polished Native Tikul stone (burnt rust) or Macedonia marble (beige) throughout entire interior space. Choice of colors in bedrooms, living room, kitchen and bathrooms. Includes matching saddles and floor trims (baseboards).
Exterior Flooring Material:
All private terraces on the first, second and third floors will be Tikul native stone. All roof top terraces will be native Mexican natural clay stone
Ceiling Fans:
All fans are superior quality (Hunter or Hampton Bay) and appropriately placed in each room.
All ceiling fans include wall switch and wall control.
Interior Lighting:
Low voltage ceiling lights with choice of stainless steel or white or black trim. Separate electrical floor plans will be included for final sign off by the client. Includes one dimmer switch per bedroom and living room.
Exterior Lighting:
All lighting on terraces includes ceiling fixture and wall sconces.
Decorative detail lighting on all columns and staircases is included.
Interior Ceilings and Walls:
Mediterranean sanded plaster with integrated beige sand coloring throughout.
Installations (HVAC, electrical, hydraulic, TV and telephone):
The following concepts are included in sales-price:
1. Central Air-conditioning unit type fan; coil with ducts and separate zones.
2. Cable and Internet ready wiring will be installed in a designated communication outlet box in
each unit and wired to each designated T.V location. Wireless Internet service throughout
the unit.
3. Electrical outlets as specified in the final diagram (to be approved by the client).
4. Individual hot water heaters dedicated in each unit.
5. Individually dedicated electrical panel with dedicated meters for each unit.
Special Details:
1. Artistically designed numeric numerals for each unit posted at the entrance.
2. Palapa rooftop awnings and canopies, arbors or trellis wherever specified in plans.
3. Custom detail lighting on all private terraces including artistically designed wall sconces
and accent lighting on all posts and columns.
