This estimate, based upon the above projected sale price, type of financing and projected closing date, has been prepared to assist Seller in computing his/her costs and proceeds. Lender, title companies and escrow holders may vary in their charges. Expenses will also vary depending upon required repairs, differences in unpaid loan balances, bond assessments, other liens, impound account, if any, and other items. Therefore, these figures cannot be guaranteed by the Broker or his/her representatives. All estimates and information are from sources believed reliable, but not guaranteed. EXPLANATION OF SELLER'S NET SHEET
1. BROKERAGE FEE: Calculated as a percentage of the sales price. Divided between the listing and selling office.
2. C.L.T.A. TITLE POLICY: Standard policy which insures the title of the owner subject to specific conditions which are shown on the policy. The cost is based on the selling price and is shown on a rate book from title company.
3. ESCROW FEE: Charge made by an escrow company for the work of handling the escrow. It is a function separate from title insurance. Customary to divide cost between Buyer/Seller. However, negotiable.
4. DOCUMENT PREPARATION FEE: Charged by a title/escrow company for preparing the various documents.
5. RECORDING FEES: Fee paid to county recorder for each recorded document.
6. DRAWING FEES: Charged by title company to type documents associates with the escrow.
7. NOTARY FEES: Fee is established by the state. ($10.00 per signature)
8. FEDERAL EXPRESS FEE:
9. FIRST LOAN BALANCE: Remaining balance of the seller's first loan.
10. 30 DAYS OF INTEREST: Interest paid in arrears and therefore must be paid from date of last monthly payment to date of payoff.
11. STATEMENT FEE: A statement issued by the lender stating the exact loan balance and all of other costs, credits, and conditions for paying off the existing loan.
12. RECONVEYANCE FEE: Lender fee to issue Deed of Reconveyance for removal of the Deed of Trust on the property.
13. SECOND LOAN BALANCE: Remaining balance of seller's second loan. (Verify amount and verify that all payments are current).
14. 30 DAYS OF INTEREST: If applicable, see #10.
15. STATEMENT FEE: If applicable, see #11.
16. RECONVEYANCE FEE: If applicable, see #12.
17. PROPERTY TAXES: Assume 6 months of existing tax rate. (only applies if no impound account exists).
18. COUNTY TRANSFER TAX: $1.10 per $1,000 of equity transferred. Calculated on sales price.
19. CITY TRANSFER TAX: A municipal tax imposed with the corporate limits of the City of Sacramento. The cost is .00275 per thousand of sales price. Customary procedure is to divide the cost between Buyer/Seller.
20. PEST CONTROL REPORT: Customarily charged to the Buyer. However, in some cases Seller to pay for. This inspection by a termite company for inspecting the property for damage due to wood destroying organisms of water damage.
21. NATURAL HAZARDS DISCLOSURE REPORT: Disclosure is required to be given to Buyer. Customarily charged to Seller.
22. HOME WARRANTY: Warranty covering plumbing, etc. Cost varies and may be paid by Buyer, Seller or split 50/50.
23. TRANSACTION FEE:
24. VA / FHA DISCOUNT POINTS. If buyer is purchasing with VA or FHA financing these are discount points these fees are not allowed to be paid by Buyer.
25. VA / FHA MISC. FEES: Fees not allowed to be paid by Buyer not to exceed $850.00 per contract. The cost of lender required repairs not otherwise provided for in contract, not to exceed $500.00
26. OTHER EXPENSES: An estimate of $250.00 should be adequate for miscellaneous fees other than above. This could include Buyer's Non-Recurring closing costs if requested.
27. REPAIRS: Cost of pest control, roof or other repairs.
